We were approached in May 2010 to appeal against a decision  by Dun Laoghaire Rathdown to refuse permission for an innovative house in Rockfort Avenue in Dalkey,  County Dublin.

The site was a tight one presently occupied by three garages at the end of gardens and were  last used for commercial purposes.The application was refused on the grounds that the proposal did not comply with normal planning standards in respect of  front and rear garden dimensions,   parking etc.

The design was a contemporary innovate one by Orla O`Callaghan, Architect. We argued that yes it didn`t meet conventional standards, but it complied with the intent of those standards ie it did not overlook or overshadow or impact on the  amenities of neighbouring properties. Moreover it replaced commercial with residential use in a residential zone. Finally  the proposed building was of a quality design which would contribute to the stock of contemporary architecture and as such was to be welcomed. 

In response the Appeals Board granted permission.
